Getting Started

Mulkitech is a real estate platform where you can search verified property listings, chat directly with brokers, and manage everything from saved searches to signed contracts in one place. It is more than a listing marketplace: Mulkitech also gives brokers a built-in CRM to manage their contacts, leads, deals and tasks.

Yes. Creating an account, searching, filtering, and viewing property details is completely free for anyone looking to buy or rent.

No — you can browse listings and view details without signing up. An account is only needed to save searches, like properties, message a broker, or list a property yourself.

The platform is available in English, French, and Arabic. You can switch languages at any time using the language switcher in the navigation menu, and Arabic is fully supported right-to-left.

Yes. Mulkitech works as an installable app (a Progressive Web App) with no app store needed. Tap "Install App" in the menu — on Android/Chrome it installs directly, and on iPhone/Safari it walks you through adding it to your Home Screen. It's free, and once installed it opens full-screen like a native app.

Our About page explains who we are, what the platform does for buyers, renters and brokers, where we operate, and how to reach us. You can find it from the "About Us" link in the menu and in the footer.

It means our team has checked the agency’s official documents, such as its trade licence or registration, and confirmed that it is a real, registered brokerage. Agencies request verification themselves from their broker portal and upload their documents there; those documents are stored privately and seen only by our review team. An agency’s official name can also only be changed after we review it, so the name you see on a verified agency is one we have approved.

Searching & Browsing Properties

Use the search bar and filter panel to narrow results by location, price, property type, number of rooms, and more. You can combine as many filters as you like to find exactly what you're looking for.

Yes. Sign in and use the heart icon to like a property, or save your filter criteria as a saved search — you'll find both under your account menu.

Listings are published by registered brokers and agents through a reviewed application process, and each listing is checked by the platform before it appears publicly, so you can browse with confidence.

Only if you allow it, and there are two separate choices. When you save a search, you can tick "Let brokers send me properties that match this search". Brokers then see the criteria of that search — price, size, rooms, type and area — but never your name, email or phone. A broker with a matching listing can send you a proposal, which you get as a notification and an email, and it appears under Proposals from brokers on your Saved Searches page. Nothing about you is shared unless you reply, which opens a chat. Separately, you can also tick "Also share my name and email with brokers who list a matching property": brokers who publish a matching listing then receive your name and email so they can contact you directly. Some proposals are for private listings that aren't on the public site; only you can view those, for a limited time. It's free, brokers are limited in how many proposals they can send, and you can untick either option any time — brokers who already received your contact details keep them.

Property Assistant (AI)

It is a chat assistant you can talk to in plain language instead of using the filters. Tell it what you are looking for — "2 bedroom apartment in Jounieh under $200,000 with parking" — and it searches our live listings and shows you the matches. You can refine as you go ("make it 3 bedrooms", "show me villas instead"), and it will also explain how Mulkitech works or answer general real estate questions like what rental yield means. It only covers real estate and this platform, and it will say so if you ask about anything else.

It is free with your account, and it does not use wallet balance or AI credits. There is a daily message limit so the service stays fast and available for everyone; if you reach it, the limit resets the next day. You need to be signed in to use it.

Every property it shows comes from a real search of our published listings — it cannot invent a listing, a price or an availability, and if nothing matches it will tell you rather than guess. Your conversations are stored so you can pick up where you left off, are visible only to you, and are deleted automatically after 90 days. You can clear a conversation at any time with "New conversation". Prices are always shown in USD, and anything important should still be confirmed with the broker.

Listing a Property (For Brokers & Agents)

Create a broker account from "Create a Broker Profile" in the menu, complete your application, and once approved you can add listings with photos, pricing, amenities, and documents from the broker portal.

Not to list a single property of your own. A Property Owner account is free and needs no approval: it lets you publish one property. To list more, or to use the broker tools, you need a broker account — and those still go through an approval step, so that professional listings on the platform come from verified brokers and agencies.

Yes. The broker portal includes a full CRM — contacts, leads, deals, and a pipeline view — so you can track a client relationship from first inquiry through to closing.

Yes, at any time from your broker dashboard — update photos, pricing, or details, or unlist a property once it's no longer available.

Mark it as Sold or Rented from your broker dashboard and it's removed from active search results right away, at no cost. You'll also be asked whether to showcase that closed deal on your public profile as part of your track record — that's entirely optional, and only offered for listings that were already public, so nothing private ever gets shared without your say-so. You can revert a property to Active at any time if a deal falls through.

Yes. As the owner of a brokerage, your My Properties page gets a Team Properties tab listing every property created by the other members of your brokerage, including drafts that aren't public yet, along with who listed each one. It's read-only: you can review the details and photos, but only the member who listed a property can edit, publish, close or delete it. Members who aren't the owner never see each other's listings, and nobody outside your brokerage can see them either.

Yes, and it's optional. In the Owner step of the add or edit property wizard you can pick one of your existing CRM contacts or enter a new owner, which creates a contact in your CRM for you. You can change or remove the owner at any time by editing the property. Owner details are private to your brokerage's CRM: they are never shown on public listings, in search results, or to anyone outside your account.

No. Choose "Property Owner" when you sign up in the broker portal. It's free, needs no approval, and once you've confirmed your email you can sign in and publish one property with photos. Brokers on the Free plan get exactly the same thing. To list more than one property, or to use the CRM and other broker tools, apply for broker access from My Subscription: like any broker account, it's reviewed first — you'll be asked to send a few documents — and you pay for your plan only once you're approved. Your free listing stays live while we review.

You upload them in the broker portal — there's nothing to email. After you confirm your email address, sign in and you'll be taken to a page listing the documents we need, such as your licence and ID, with the file types each one accepts (PDF, JPG or PNG). Upload each one, then submit them for review. Your files are checked for safety, stored privately, and seen only by our review team. If we need a clearer or different copy of a document, we'll email you the reason and you can upload a replacement the same way. Your application is approved once every required document has been accepted.

AI-Powered Redesign

It's an AI tool that lets you visualize a room with a new interior style — different furniture, colors, and decor — generated from a single photo, without any renovation.

Upload a photo of a room, choose a style or action (like furnishing an empty room or changing its decor), and the AI generates a redesigned version of that photo within moments.

Yes — each redesign uses 1 credit from your Decor8 credit balance. Buy a credit bundle (5 to 50 credits) from the Wallet page whenever you run low; every action costs exactly 1 credit regardless of type.

Messaging & Communication

Open the property page and use the chat button to message the broker directly and in real time — no phone number or email required.

Yes. Conversations are only visible to you and the other participant, and messages are delivered securely through the platform.

It's a free, occasional email with new listings, market trends, and platform updates. Signing up only requires your email address, it costs nothing, and every newsletter email includes a one-click unsubscribe link — no account or password needed to opt out.

No. Entering an address in the newsletter form only sends that address one email asking it to confirm — nothing else is sent unless someone clicks the link in it. So if a stranger types your address in, you get a single confirmation request you can ignore, and you are never added to the list. Every newsletter we send also carries an unsubscribe link that works instantly and forever, and unsubscribing means any future sign-up has to be confirmed all over again.

Notifications appear in your in-app list whenever someone sends you a new chat message, when a property is published that matches one of your saved searches, and when a broker proposes a property for a search you shared with brokers. Saved-search matches and broker proposals are also sent to your confirmed email address. Open the bell icon in your account menu any time to see and clear them.

Documents & E-Signatures

Yes, published documents such as title deeds or brochures are available directly on the property page for anyone to view.

If a broker sends you a document to sign, you'll receive a secure link by email — open it, review the document, and sign electronically without needing to print or scan anything.

Yes. Every signing link is single-use and time-limited, and access to private documents is always restricted to the people involved.

Subscriptions & Payments

Brokers can choose from several subscription tiers offering different limits on listings, team seats, and features — see the Pricing page for full details. If you join an existing brokerage, whether by invitation or with its brokerage code, you don't choose or pay for a plan: your seat is included in that brokerage's subscription.

Your wallet holds a dollar balance used to pay for subscription upgrades and extra agent seats, so you don't need to enter payment details every time. AI redesigns are funded separately by prepaid Decor8 credits — see the next question.

If a paid action fails partway through, any amount or credit charged is automatically refunded — you're never charged for a feature that didn't complete.

Yes. Payments are processed securely, and Mulkitech never stores your full card details on its own servers.

AI redesigns use a separate prepaid credit balance, not your dollar wallet. Buy a credit bundle from the Wallet page — 5 credits for $2, up to 50 credits for $15 — and each redesign action deducts exactly 1 credit.

We don't have a card payment gateway yet, so payment is handled manually: pick OMT, Whish Money, or Wallet-to-Wallet on the payment screen and we'll email you the exact amount and account details to send to. Once we've verified the transfer — usually within one business day — your credits or subscription are activated automatically and you'll get a confirmation email. Your funds only ever go to our own account, and nothing is charged until you complete the transfer yourself.

We email you and post an in-app notification twice before your plan ends — three days out, and again the day before — so a renewal never catches you by surprise. If it does lapse, nothing is deleted: your properties, contacts, leads and deals all stay exactly as they were. Your public listings are simply hidden and the CRM is locked until you renew, and when you sign in you'll get a prompt with a one-click path back to the payment screen. Renewals are reviewed manually like any other payment, so allow up to one business day after you send it for your plan to switch back on.

You can change plans at any time from the My Subscription page, and you never lose paid time by moving down. A cheaper plan doesn't cut your current plan short: you keep everything your current plan includes until its end date, and the cheaper plan starts automatically that day. Its payment is confirmed the same way as any other plan, and My Subscription shows the change and the date it takes effect. If you chose the free plan, you can cancel the change there any time before it starts. Moving to a higher plan works the other way: it starts as soon as your payment is confirmed, with a new billing period from that day.

Account & Security

Sign up with your email (or Google account) from the Login page, and use "Forgot password" on that same page any time you need to reset it.

2FA adds a one-time code from an authenticator app on top of your password. We recommend enabling it from Account Settings for extra protection against unauthorized access.

Your data is handled according to our Privacy Policy, protected with industry-standard security measures, and never sold to third parties.

Yes, contact support to request account deletion, and your personal data will be removed in line with our Privacy Policy.

First check your spam or junk folder, since automated messages sometimes land there. If it still isn't there, contact support from the address you signed up with — our team can confirm your address manually so you can sign in. Nothing is lost in the meantime: your account and anything you already entered are kept exactly as they were.

Invitations are sent by a brokerage owner from inside Mulkitech. The link works only once, only for the email address it was sent to, and expires after a few days — so a forwarded or leaked link is of no use to anyone else. There is nothing to pay: you take a seat in the brokerage's own subscription, so you are not asked to choose or buy a plan. You still create an account (or sign in with your existing one) and our team reviews your broker application before your access is activated. If you were not expecting an invitation, simply ignore the email; nothing happens unless you act on it.

Your access to that brokerage ends immediately: you are signed out of the Broker Portal on every device, and the contacts, leads, deals and tasks you managed for the brokerage are handed back to its owner so their clients are not left without an agent. Your Mulkitech account itself is not deleted — your profile, your own property listings, your wallet and any subscription you pay for stay yours, and you can keep using the public site. You can join a brokerage again later by accepting a new invitation or applying for broker access.
