Terms of Service

1. Acceptance of these terms

By accessing or using Mulkitech, you agree to these terms and to our Privacy Policy. If you do not agree with them, please do not use the platform.

If you use Mulkitech on behalf of a brokerage, agency, or other organisation, you confirm that you are authorised to accept these terms on its behalf, and “you” includes that organisation.

2. Accounts and eligibility

To use features that require an account, you must be at least 18 years old, and you agree to:

• Provide accurate registration details and keep them up to date.
• Keep your password confidential and not share your account with anyone else.
• Take responsibility for everything that happens under your account.
• Notify us immediately of any unauthorised use or suspected security breach.

3. Broker and agency accounts

Broker and agent accounts require approval and may require proof of licensing or business registration. We may decline, suspend, or revoke broker access if the information supplied is inaccurate, if the required documents are not provided, or if the account breaches these terms.

Broker accounts are subject to the limits of the selected subscription plan, including the number of active listings and access to premium features. Team members added under a brokerage act on that brokerage's behalf, and their conduct is the brokerage's responsibility.

4. Wallet, subscriptions, and payments

Some features are paid. Wallet balance and subscription plans are used to pay for listings, promotions, and premium tools. Prices and plan limits are shown before you confirm a purchase.

The following apply to all payments:

• Wallet balance is credited only once the payment provider confirms the transaction, is denominated in the currency shown at the time of purchase, and has no cash value outside the platform.
• A subscription runs for the billing period of its plan and does not renew automatically: to continue, you pay for a new period, and paying before the current one ends adds the new period after it. Cancelling a subscription ends it immediately. Moving to a higher plan takes effect once the payment is confirmed and starts a new billing period that day; moving to a cheaper plan takes effect when the current billing period ends.
• Except where the law requires otherwise, payments are non-refundable once the corresponding service has been delivered — for example, once a listing has been published or a promotion has run.

5. Listing rules

If you publish listings, you are solely responsible for their accuracy and legality. Every listing must:

• Describe a real property that you are authorised to advertise.
• State accurate prices, areas, locations, availability, and features.
• Use images of that property which you own or have permission to use.
• Comply with applicable real estate, advertising, and anti-discrimination laws.
• Be kept up to date, and be removed or marked unavailable once the property is no longer on the market.

6. Your content

You keep ownership of the listings, images, messages, and other content you submit. By submitting content, you grant Mulkitech a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, resize, and display it for the purpose of operating and promoting the platform. This licence ends when you delete the content, except for copies retained in backups for a limited period.

We may remove or refuse to publish content that breaches these terms, infringes someone's rights, or exposes us or our users to legal risk. We are not obliged to monitor content, but we may review it.

7. AI-assisted tools

The interior redesign and description tools generate results automatically using a third-party AI service. Results are illustrative only: a redesigned image does not represent the actual condition of a property and must not be presented as a real photograph of it.

You are responsible for reviewing generated content before publishing it and for making clear to viewers that it is a visualisation. Uploading images you do not have the rights to, or publishing generated images in a way that misleads buyers or tenants, is a breach of these terms.

8. Messaging and enquiries

Chat and enquiry features exist so that users and brokers can discuss properties. Use them for that purpose only — unsolicited advertising, bulk messaging, and harassment are not permitted.

Messages are stored so that conversations remain available to both parties, and may be reviewed when we investigate a report of abuse or when we are required to do so by law.

9. Prohibited conduct

You must not:

• Post false, misleading, duplicated, or fraudulent listings, or advertise a property you have no right to advertise.
• Impersonate another person, broker, or agency, or misrepresent your affiliation with one.
• Scrape, crawl, or bulk-download listings, images, or contact details by automated means.
• Attempt to gain unauthorised access to any account, server, or part of the platform, or to bypass rate limits, authentication, or security controls.
• Upload malware, or content that is unlawful, defamatory, obscene, or discriminatory.
• Interfere with the operation of the platform, including through excessive automated requests.
• Use the platform, its data, or its content to build a competing service.

10. Intellectual property

The Mulkitech name, logo, design, software, and all content we create are owned by us or our licensors and are protected by intellectual property laws. You may use the platform as intended, but you may not copy, modify, distribute, sell, or create derivative works from any part of it without our written permission.

If you believe content on the platform infringes your rights, contact us with details of the material and of your claim, and we will investigate.

11. Third-party services and links

The platform integrates with and links to services we do not control, including Google sign-in and reCAPTCHA, payment providers, mapping services, and AI providers. Their own terms and privacy policies apply to your use of them, and we are not responsible for their content or availability.

12. Disclaimers

Mulkitech is an advertising and listing platform. We are not a party to any transaction between a user and a broker, agent, agency, owner, or landlord; we do not act as your broker and we do not provide legal, financial, tax, or valuation advice. Listing information is supplied by the brokers who publish it and is not independently verified by us.

The platform is provided “as is” and “as available”. To the fullest extent permitted by law, we disclaim all warranties, including of merchantability, fitness for a particular purpose, accuracy of listing information, and uninterrupted or error-free operation. Always verify a property, its ownership, and its condition before making any commitment or payment.

13. Limitation of liability

To the fullest extent permitted by law, Mulkitech is not liable for indirect, incidental, special, consequential, or punitive damages, nor for loss of profits, data, goodwill, or business opportunities arising from your use of the platform or from any dealing with another user.

Our total liability for any claim relating to the platform is limited to the amount you paid us in the twelve months preceding the event giving rise to the claim, or fifty United States dollars if you paid us nothing.

14. Indemnity

You agree to indemnify and hold Mulkitech harmless from any claim, loss, or expense (including reasonable legal fees) arising from content you publish, your use of the platform, your breach of these terms, or your violation of any law or third-party right.

15. Suspension and termination

You may stop using the platform and close your account at any time from your account settings. We may suspend or terminate an account, remove listings, or restrict access if these terms are breached, if activity poses a security or legal risk, or if we are required to do so by law.

Where the circumstances allow, we will give notice and an opportunity to correct the problem. Sections that by their nature should survive termination — including intellectual property, disclaimers, limitation of liability, indemnity, and governing law — continue to apply afterwards.

16. Changes to the platform and these terms

We continue to develop the platform, and features may be added, changed, or discontinued. We may also update these terms; the date shown at the top of this page is the date of the latest revision.

We will give reasonable notice of material changes through the platform or by email. Continuing to use Mulkitech after the changes take effect means that you accept the updated terms.

17. Governing law and disputes

These terms are governed by the laws of the Republic of Lebanon, without regard to conflict-of-law rules.

Any dispute arising from these terms or from your use of the platform is subject to the exclusive jurisdiction of the competent courts of Beirut, Lebanon. Before starting formal proceedings, please contact us — most issues can be resolved directly.
